What is Included in Real Estate Legal Fees?
Buying or selling a property, whether it’s a home, condo, or townhouse, is one of the biggest financial decisions most Canadians will make. We understand the legal and financial complexities that come with every real estate transaction. Here’s what is included in real estate legal fees.
Legal Fees for Buying Real Estate in Edmonton
The estimated legal fee for buying a property is $495. If your real estate purchase involves a mortgage, there’s an additional $450 fee. For each extra mortgage, you should add about $250. These fees reflect the legal work required to review legal documents (like contracts), manage lender instructions, and complete the necessary registrations. Please note that GST and third-party disbursements are not included in the base fee.
Real Estate Sale Fee
When selling, property owners will pay approximately $495. If you are selling a condominium, an additional $100 fee may apply. If there is no current real property report with municipal compliance, another $100 fee may be added. These fees cover legal document preparation, title discharge, and other aspects of your house sale. GST and disbursements are charged separately.
Mortgage Refinancing
The estimated fee for mortgage refinancing is $495 and includes the discharge of any existing mortgage agreement. If there are additional payouts to be completed during the transaction, a charge of $25 may apply for each extra payout. As with all other legal services, GST and disbursements ins’t included in the initial fee.
Additional Solicitor Fees may Apply
If your real estate transaction is scheduled to close within three weeks or less, additional legal fees may apply due to the urgency of the work. For a real estate closing within three weeks, you may pay an extra $100, $200 if the transaction closes within two weeks, and $250 if the transaction closes within a week.
Title Insurance
In some cases, mortgage lenders require title insurance to ensure the transaction closes on time. If this is necessary, an additional fee between $150 and $300 may apply. Upon request, we can arrange a title search and insurance on your behalf and ensure it aligns with your lender’s requirements.
